Proposed condo development mixes retail, apartments on Mapleview East

Condos, retail use and parking spaces could be the fate of 947 Mapleview Dr. E. in Barrie. 

A public meeting was held Tuesday night on a rezoning application to permit the development of a six-storey, mixed-use building containing 96 residential units and approximately 300 square metres of ground-floor commercial space, along with 158 surface parking spaces.

“(It) is proposed for a mixed condo development that is comprised of commercial space and apartment units,” said planning consultant Brian Goodreid of the Goodreid Planning Group, speaking for developer Mapleview Friday.

At 2.59 acres in size, this rectangular property is located on the south side of Mapleview Drive East, between Yonge Street and the 20th Sideroad, in the Hewitt’s Secondary Plan area. This is vacant land, relatively flat with a gentle north-south slope.

Mapleview Friday has asked for site-specific variances, including a front-yard setback of zero metres, where a minimum setback of three metres is required, a landscaped buffer strip with a minimum width of 2.6 metres along the side and rear lot lines, where a minimum width of three metres is required and a maximum parking lot coverage of 45 per cent of the lot area, where a maximum coverage of 40 per cent is permitted.

Of the 158 parking spaces, 13 would be for the commercial uses and 145 for residential.

This former Innisfil land would be rezoned from rural residential to neighbourhood residential multiple zone-special.

No members of the public spoke at last night's public meeting.

Ward 10 Coun. Mike McCann, who represents this area, did not attend the public meeting in person or virtually.

A public meeting is one of the first stages of Barrie’s planning process.

Planning staff are targeting late 2022 or early 2023 for a report to planning committee, for its consideration of the proposed rezoning application. A site plan application will be required for the development.
